A Double-Fronted Victorian Reimagined

This imposing double-fronted Victorian house near Queen’s Park had been a rental property for 15 years before the new owners purchased it with the intention of creating their forever family home. The property retained many original features but the layout was dysfunctional.

Our approach preserved the generous Victorian proportions at the front while rethinking the rear ground floor and upper levels. A new rear dormer loft conversion created a principal suite, while the ground floor was opened up to create a kitchen-family room.

Every system in the house was replaced: full rewire, new gas boiler with underfloor heating, complete plumbing renewal, and upgraded insulation. Four new bathrooms were created with a consistent design language of large-format porcelain tiles and matt-black brassware.

The garden design includes a raised composite deck, lawn area, mature screening planting and a garden office pod at the rear with power, data and heating.

Problems We Solved

Challenge

Collapsed Drain

CCTV survey revealed a collapsed Victorian clay drain beneath the kitchen, requiring excavation and replacement.

Solution

Full drain replacement with modern pipework. New inspection chambers installed. Post-works CCTV confirmed positive fall.

Challenge

Loft Staircase Routing

Finding space for a compliant staircase to the loft without sacrificing a bedroom on the floor below.

Solution

Compact winder staircase above the existing half-landing, using dead corridor space. No bedroom area lost.

After 15 years as a rental, this house needed everything. The team turned a tired, dysfunctional property into a home that our family will enjoy for decades. The loft suite is our favourite room in the house.
