Our vision is simple:
build homes that feel resolved.
A good renovation should not feel improvised. It should feel considered from the first drawing to the final hinge, with the structure, services, proportions and finishes all working together. That is the standard we aim for on every project.
We work as one accountable studio from the first consultation through to handover. The design intent, structural strategy, planning route, specification and build programme are aligned before work begins, reducing uncertainty and protecting the quality of the finished home.
Our experience is rooted in London homes: period houses, mansion flats, conservation areas, leasehold buildings, extensions, basements and full refurbishments. These projects need more than enthusiasm. They need practical knowledge of building fabric, approvals, sequencing, neighbour constraints and finish tolerances.
We are not a lead-generation platform or a brokerage. We take responsibility for the work we accept, the details we specify and the people we put on site. That responsibility is the foundation of our service.
Quality is controlled before site starts
The best projects are not saved by last-minute effort. They are protected by clear scope, realistic programming, disciplined site management and careful finishing.
Clear Scope
Before construction begins, the drawings, specification, finishes, responsibilities and programme are set out clearly. This gives clients confidence in what is included and gives the site team a proper standard to build from.
DefinedTechnical Control
Structure, services, waterproofing, insulation, ventilation and building control requirements are treated as part of the design, not as afterthoughts. A beautiful finish only lasts when the technical work underneath is right.
ResolvedAccountable Delivery
Every project is managed with regular communication, coordinated trades and documented progress. When something needs a decision, it is raised early, explained properly and resolved without hiding behind ambiguity.
Managed"Our measure of quality is whether the finished home feels calm, precise and built to last. The work behind the walls matters as much as the surfaces you see every day."Our StandardDesign, structure, finish and aftercare held together
From first call to final handover
Every project follows a structured process with clear stages, defined deliverables and practical decision points. The aim is to make the work feel controlled, not chaotic.
Consultation & Site Assessment
We assess the property, listen to the brief and give practical guidance on feasibility, likely complexity, approvals, budget and programme. If a route is risky or unrealistic, we say so early.
Survey & Design
Measured surveys, drawings, structural input and specification work are coordinated together. If you already have approved drawings, we review them carefully and fill any gaps before pricing.
Fixed-Price Quotation
We prepare a detailed quotation built around the agreed scope. The aim is clarity: what is included, what is excluded, which finishes are assumed and where decisions may affect cost.
Contract & Programme
Before work starts, the contract, programme, procurement plan and communication rhythm are agreed. Long-lead items and critical decisions are identified early to protect momentum on site.
Construction
Site activity is coordinated by project management, with trades sequenced properly and progress communicated regularly. Quality checks happen throughout the build, not only at the end.
Handover & Aftercare
Handover includes snagging, documentation and statutory certificates where relevant. Aftercare remains part of the relationship, because a serious renovation should continue to feel supported after the keys are returned.
Design thinking, technical control & craft discipline
The strength of the studio is not one person. It is the way each discipline is coordinated: design decisions, engineering requirements, site sequencing and finish quality all reviewed as one project.

Project Management
Clear programmes, coordinated trades, practical decision logs and regular client updates. The aim is simple: make progress visible and keep the site moving in the right order.
Structural Engineering
Structural requirements are considered early, from openings and steels to foundations, load paths and Building Control coordination. Technical decisions are treated as part of the design.
Carpentry & Joinery
First-fix accuracy and second-fix refinement matter equally. Doors, skirting, cabinetry, flooring, storage and stair details are planned so the finished rooms feel intentional.
Bricklaying & Groundworks
Extensions, foundations, drainage and retaining walls are approached with respect for the existing building. Matching materials and clean junctions are especially important on period properties.
Electrics & Plumbing
Lighting, power, heating, ventilation, bathrooms and kitchens are coordinated before finishes close in. Good services design should feel invisible once the home is complete.
Plastering & Decoration
The last visible layer is never treated as cosmetic only. Plaster lines, tiling set-out, paint finish and final detailing are where discipline becomes visible.
The principles behind every project
One Coordinated Standard
Every discipline works to the same brief, programme and finish expectation. That consistency is what keeps the finished home from feeling like a collection of separate decisions.
Respect the Architecture
London's residential stock spans Georgian, Victorian, Edwardian and inter-war periods. We work sympathetically with existing structures — matching materials, preserving character and meeting conservation area requirements.
Considerate Construction
Dust control, waste management, agreed working hours, access planning and neighbour awareness are part of the job. Construction is disruptive by nature, but it should still be managed with respect.
Programmed Delivery
Every project needs a realistic sequence. Key materials, approvals, inspections and trade handovers are planned before they become urgent, protecting both momentum and workmanship.
Retention & Aftercare
Snagging, documentation and aftercare are treated as part of the project, not an inconvenience after completion. A renovation should continue to feel looked after once the main works are finished.
Local Expertise
We operate across a defined geography in London. This means faster response times, established relationships with local planning authorities and surveyors, and deep familiarity with the building stock.
